Any suggestions on a property being sold for cash w/ occupants? Its a rental area & owner-occupaied area. Its selling for $190k. ARV if minted is $300k with only about $20k of work. Rents in the area for properties like this are at about $2,200/mo. Is there a play here to purchase with hard money and refinance? Is there a play to not update since the tenants are in-place already? Would the hard money still work? Also I learned that Res Cap Partners will only work with an experienced rehabber.
